Refund policy

RentHolder is refund-first by design. Your deposit is held in escrow and returned to you in full whenever a deal does not complete.

When you are refunded

If the landlord cancels, the signing deadline passes without a lease, or the tenancy otherwise does not go ahead, your deposit is refunded automatically, within 10 days in Alberta and 15 days in British Columbia, the windows set by provincial law.

No fee on refunds

The $10 service fee applies only when a deposit is successfully released for a completed deal. You are never charged a fee on a refunded deposit.

Disputed deposits

Where a release is disputed, funds remain safely in escrow while our evidence-based resolution process runs, with the relevant provincial tribunal as the final backstop. No funds are released or refunded until the dispute is resolved.
